Homeowners' responsibilities
Our responsibility as freeholder of your property
We will:
- manage and arrange a building insurance policy for your building,
- consult you about any work that will cost more than £250 per home,
- consult you about any contract that will last for more than 12 months and cost you more than £100 a year (excludes new builds/developments on the Origin Housing website),
- produce audited service charge accounts within six months of the end of the financial year, and forward this to you by 30 September,
- keep the structure, common parts and outside of the property in good repair,
- reasonably give you permission to improve or alter your home.
Your responsibility as a leaseholder
You will:
- pay:
- ground rent if you own 100% of your property,
- rent on the part of the property that you don't own (if you are a shared owner),
- a contribution to the building insurance and service charges,
- pay other outgoings such as council tax and utility charges (please note: you will need to pay these charges in full, even if, as a shared owner, you only own a part of your home),
- maintain the inside of your home,
- get written permission before you carry out structural alterations,
- be respectful to your neighbours and not cause a nuisance,
- get our written permission to keep a pet or fit a satellite dish,
- advise us in writing if you sublet the property.
