New homes meeting future needs
This year we invested £34m building new homes, at the end of 2024/25 we owned and managed a total of 8798 homes, continuing our mission to provide safe, high-quality, and affordable housing in London and Hertfordshire.
Becoming part of Places for People in April 2024 gave us the chance to invest more in the homes you live in. Throughout the year, we invested £12.8 million to improve and upgrade homes. That included 232 full refurbishments with brand new kitchens, bathrooms, windows and roofs. We also carried out communal area repairs and decorations to 33 blocks, directly benefiting 458 homes, and completed a full refurbishment of Pennethorne House retirement scheme.
This work wasn’t just about bricks and mortar — it's about making sure our Customers feel comfortable and confident that their homes are ready for the future. We now have up-to-date information on nearly 80% of homes, so we can plan better and invest where it’s needed most.
100% affordable housing in King’s Cross
Deltic House is a landmark 72-home development in the heart of the Kings Cross regeneration zone. We're very proud to deliver an 100% social rent development in Central London, made up of 72 social rent apartments with a carefully landscaped podium garden for Customers, along with commercial space. The homes are going down well with our Customers too, on a recent visit we had some feedback shared by a new resident who said “I am truly grateful and humbled by this flat.”
